Look For In A New York Mortgage Broker?

Q: I go for my New York State test on Tuesday. What should new licensees look for in a New york mortgage broker? I have some real estate experience I have done 4 preforeclosure rehab and quick turn sales before. I am also a mortgage broker. So I don't totally need my hand held. I am a new agent, but not new to real estate. What kind of commission split should I be looking for? I have an offer to work at ReMax in southern Queens, NY. I know the broker, as she is a friend. Any suggestions?

A: I have no idea what the specifics of your area are, but here is a little of what I would be looking for in a broker and what to compare. 1) What listing resources to they offer. That is, what can YOU put into your presentation that will give you leverage in getting the sellers. What advertising can you offer them, websites, offices in the area, etc. 2) Is the potential office a busy, professional office or a lazy, sucky office. Go for an office where the agents are sharp and the managing broker is someone you can work with. Lazy offices will be filled with part timers and people with their feet on the desks doing nothing. Avoid their negative energy, it will rub off on you. 3) Location. Those trips to the office will wear on you on the weekend and evenings. At least try to get a place kinda close to you, if you can. 4) A broker you can work with. Talk with the managing broker and get a gut level answer to this question. I had an old lady for a broker, at one time and it was awful. Not that she was old, but somehow whenever I walked into

her office with a problem, I left the office with 3 more. You need a problem solver and not a broker who gums up the process. Get specifice ... what split and what the split is at every production level. does the broker offer 100% comission for a flat monthly fee? At what production do you qualify for what kind of office space? Ask around and talk to other agents. Try to get a feel for what each place is like. Many agents are very nice and will be willing to take you as a partner and you can learn what you are doing faster.
